RERA Act has listed cases and instances where a project needs approval from the regulatory body and when a project doesn't. This means developers cannot sell, advertise or market their projects without RERA approval and registration. 

Is RERA registration mandatory?

Under section 3 clause (2) sub-clause (a) of the Real Estate (Regulation and Development) Act, 2016, all  real estate projects are required to be registered under RERA if the area of land proposed to be constructed exceeds five hundred square metres or the number of apartments proposed to be constructed exceeds eight.

If the project is being constructed on an area less than five hundred square metres or the number of apartments which are to be constructed on it is less than eight, no registration is needed.

Apart from the mandatory registration, RERA also requires developers to provide all the necessary information related to the project, such as layout plans, timelines, and the status of approvals, on the RERA website.
