As a real estate investor, I often answer this question: Is it worth buying 15 year old flat? I advise my clients against buying homes that are more than ten years old. Purchasing older apartments has certain advantages, such as more affordable prices and better locations, but generally speaking, the disadvantages outweigh the rewards. Although a 15-year-old apartment seems like a wonderful deal, if you're hoping for strong appreciation or resale value, it might be a risky purchase.

Is it Okay to Buy Old Flats?

I do not think it is a good idea to buy flats that are older than 10 years. This is due to:

  1. Older apartments usually have outdated interiors, deteriorated infrastructure, and possible structural issues. 

  2. Buildings that are older than ten to fifteen years might require expensive upgrades or repairs, which could lower your total profits. 

  3. Additionally, because buyers prefer newer constructions with modern amenities, older houses usually have lower rental yields and resale values.

However, there may be an exception if the flat is reasonably priced, the neighbourhood is well-kept, and the location is excellent. However, generally speaking, purchasing a 15-year-old apartment is rarely a wise investment choice, particularly when there are more modern, newer, & efficient properties available in the market.
