Is it safe to sell a commercial site by direct registration or do an agreement is required first and then proceed for registration. I'm asking this question mainly because I want to avoid the foul play being played by the controversial buyers who take the advantage of agreement.

I completely understand your concern. It is very important to do your due diligence before selling or buying a property. To answer your question, Is it mandatory to get agreement to sell registered ?

According to RERA Act 2016 , an agreement to sell must be registered as per the law. This will ensure your safety.  In the agreement, mention all the terms and conditions of the sale of property including registration amount.

The agreement to sell will be registered as per the provisions of the Registration Act, 1908 . If you want more legal advice, I would recommend contacting a lawyer
