Purchasing a builder-quota room in a building redeveloped under Slum Rehabilitation Authority (SRA) scheme is not automatically legal for a third-party buyer. While the builder may sell the “free-sale” portion of the scheme, units reserved for eligible slum-dwellers often carry a lock-in period (typically ten years) and cannot be transferred without NOC and compliance.

If you buy a unit without verifying the SRA eligibility list, lock-in expiry, proper approvals and registration, you risk a transaction that is unenforceable or void. Always verify whether you are buying a true “free-sale” unit and whether the sale deed can be registered legally under SRA rules.
