In Taloja ph 2 residential complex charging 20000 per flat towards acquiring deemed conveyance deed. Is it right?

Charging Rs. 20,000 per flat solely for “acquiring deemed conveyance deed” sounds unusually high, because statutory fees, stamp duty, court fees and registration charges for deemed conveyance are generally modest (for example, in Maharashtra the court fee is often around Rs. 2,000). However, legal, documentation, consultancy and administrative costs may be added. But those costs must be justified, transparent, and approved by the society’s general body. If the committee demands such a large amount without breakdown or consensus, it may not be legally justified.
