Under the pagdi system, the tenant enjoys certain rights over the property but not on the land on which the property is built. As per my knowledge, a tenant can sublet Pagdi property. I suggest you get a NOC from the landlord to avoid any issues in the future. In the case of sub-letting, the property’s old tenant (now owner) and the original landlord usually share the rent at a 35:65 ratio.
