Usually, the deposit for renting out a property in Mumbai is 2 or 3 months rent. However, there is no such rule and it totally depends on the owner.
Speaking about painting the full house before vacating, usually, if the owner has repainted the house for you, then he/she expects you to do the same in the return. My parents would paint the house everytime a new tenant came into the picture. In return, the tenants would either paint the house or give us the amount needed for the painting of the house. It is not mandatory but it is somewhat like a mutual understanding between the tenant and the owner.

I'll be renting an apt in Parel, Mumbai. Do I have to pay 1 year rent as deposit? Am I expected to paint the full house when vacating (will same be done for me while moving in)?
