I guess it's best to get the DC conversion of the land if you want to use it for non agricultural purposes. It won’t be the best idea to go ahead with Non Agricultural use of land because you might not be able to obtain “A Khata Certificate” from the Bangalore Bruhat Mahanagara Palike (BBMP).
You can always consult a property expert to confirm if this is the right move though.

If a plot comes under yellow zone as per cdp is it mandatory to have dc conversion? Plot is within bbmp limits and falls under yellow zone as per comprehensive development plan of BDA.
