According to the Brihan Mumbai Municipal Corporation (BMC), the tenant of the pagdi has certain rights over the property but not over the land. According to the pagdi system, the tenant can sublet the premises or even sell the property, but he/she needs to give a share to the owner.
Usually, the share is 33% of the total amount. That is, 33% of the amount should be given to the landlord of the pagdi.
