I am a 78 year old US citizen living in US with my son who is also a US citizen. I have a property in Mumbai India which I would like to gift my US citizen son. Since I cannot travel to India due to health reasons: a) can I execute a Power of Attorney here in the US and appoint my US citizen son as the trusted person (or attorney-in-fact) that he can sign on my behalf and gift my property which again will be going to him. b) I understand that in India, this gift needs to be registered with the sub-registrar's office where the POA authorized person and the person who receives the property, both should go along with witnesses.
