I have raised two pillars from my balcony in a DDA flat. Will the sale value of flat decrease the value of property?

It was not long ago when my friend who owned a DDA flat wanted to make some alterations to his flat. But as we know Delhi Development Authority (DDA) allows alterations to flats only if you abide by certain rules. As for your situation, you must also know the rules to understand if the sale value of your flat will decrease or not.

  • The modification to your property must not encroach on public land.

  • It should not pose any kind of threat to the infrastructural safety of the building.

  • It should not hinder the lighting and ventilation of the building unit.

  • The modifications should not infringe the rights of the owner.

  • It should not alter the setup of service elements like rainwater fittings and man hole.

If the pillars in your balcony do not pose any such disturbance, you should not face any problem. Although you must know that you cannot sell your DDA flat before 5 years of ownership completion.
