It is totally safe to make an agreement of 5 years for your commercial property. In contrast to residential rental/lease agreement, commercial lease agreements usually are made for a long tenure. On the other hand, if you want to do a Leave & License (Rent) agreement, then the maximum tenure is 5 years and cannot be exceeded. Either way, you can still make an agreement of 5 years as it is in accordance with the government rule.
