You cannot sell the property to some other buyer if you have a sale agreement; you must first obtain a sale deed in your name, and only then you will be able to sell the property.
Documents you need to sell your flat:
1) The title deed
2) The original sale deed when you purchased the flat from the seller.
3) Recently paid municipality tax receipt.
4) Encumbrance certificate when you finalize the deal.

I have a flat in Goa which was purchased 06 years back and at that time a agreement of sale was done which was registered. Now that I want to sell the flat, will I need the original seller also to sign the registration for the new sale. The society is formed now and will a NOC from the society be enough
