I am a tenant and have a 3 year registered rent agreement with one year lock in period. My owner is is revising the rent after one year lock in period against. What is mentioned in the agreement. Instead of 5 % she is increasing to 36 % or else asking us to vacate the home. Can owner do this? We have not defaulted any rent payments.

A rent agreement is a contract between the owner and the tenant. After the lock-in period ends, the owner can ask you to vacate but after serving a notice period, no changes can be made in the agreement until or unless both the parties agree mutually. Therefore, in your case, you have not defaulted on any rent payment, so no changes can be brought and you can not be forced to increase your payment from 5% to 36%. 

Also, if you are being asked to vacate, you can issue a legal notice in the name of the owner mentioning the same, with the help of a lawyer. If the owner does not listen further, you can file a suit against him.
