This is how to verify builder approval legally,

  • Starting with RERA registration every legitimate project in India must be registered under the Real Estate (Regulation and Development) Act, 2016. Visit your state’s official RERA portal, input the project or registration number, and confirm status, approved plans, timelines, and builder details.

  • Next, check title and land ownership. Ask the builder for the title deed (or mother deed) showing clear, uninterrupted ownership and request an Encumbrance Certificate (EC) to confirm there are no mortgages, liens, or legal disputes against the land. An EC for the past 20 to 30 years offers strong legal assurance.

  • Verify approved building plans and sanctions with the local municipal or development authority. These include sanctioned layout plans, Commencement Certificate (CC) and Building Plan Approval. Ensure the construction on ground precisely matches the approved plans; any deviations can be legally problematic.

  • For completed or ready-to-move projects, demand the Occupancy Certificate (OC) that legally confirms the building is safe and compliant with all regulations. Without OC, occupancy may be illegal.

  • Also collect No Objection Certificates (NOCs) from fire safety, water & sewage boards, electricity, environmental authorities, and airport height clearance if applicable. These government approvals prove statutory compliance.

  • Look into bank approvals if the project is loan-approved by reputed lenders this indicates an additional due diligence layer.

  • Hire a qualified real estate lawyer to review all documents including the sale agreement, approvals, and clauses to identify legal risks. This expert check adds a final layer of legal certainty before you pay any booking amount.

I hope this helps!
