You cannot “transfer” your PF amount directly to a home loan account like a bank transfer. Instead, in India, the Employees’ Provident Fund Organisation (EPFO) allows you to withdraw part of your PF (EPF) balance for home loan repayment or home purchase under specific conditions and then pay the bank/loan account. To be eligible to withdraw PF funds for a home loan or home purchase:
Your EPF account must have active contributions for at least 3 years. The house/property must be in your name or jointly in your and your spouse’s name. You can use the PF amount for repayment of existing home loans, down payment, or EMI payments, but only once in your lifetime for this purpose.
Under the latest rules, you can withdraw up to 90% of your total PF balance (employee + employer share + interest), or the amount required for your home purchase/loan repayment, whichever is lower.
How to Transfer PF Amount to Home Loan Account Online?
Go to the EPFO member portal (UAN Member e-sewa) or use the UMANG app.
Log in with your UAN and password.
Ensure your Aadhaar and bank details are linked and verified with UAN.
Navigate to Online Services and select Claim (Form-31).
Also, select the reason (e.g., Housing / Home Loan repayment).
Enter the amount needed and submit your claim.
After verification, the EPFO will credit funds either to your bank account or directly to your lender/builder, depending on the system/process.
Alternatively, you can download and fill in Form-31 (Composite Claim) from the EPFO site. Attach required ID, bank details, and address proofs. Submit through your employer (if needed) or directly to the EPFO office. Processing typically takes a few days to a few weeks after submission.
