As a landlord, I find renting a room to college students a good idea. However, planning on how to rent a room to college student was initially tough for me. I therefore decided to seek help from a few friends who are landlords in my locality. They suggested me to focus on several aspects, like the rent amount, where to advertise, how to draft the rent agreement and others. Here are the tips I learned from my friends on how to rent rooms to college students:

  • Determine the Amount and Term: 

The first and most important step is to decide the rent amount, lease tenure and all the terms and conditions you want the tenant to follow. 

  • Prepare the room:

Your next step should be to clearly outline the terms of the rental, including the rent amount, deposit, rules, and responsibilities. Once you get the tenant, discuss the same with him/her.

  • Collect deposits and rent: 

Secure the necessary payments before allowing occupancy for the tenant. Some tenants delay rent or deposit payments so make sure you discuss these and get the money on time.

  • Maintain communication: 

Always try to have open lines of communication with the tenant for any concerns or maintenance issues. This will ensure trust between the tenant and you.

  • Conduct regular inspections: 

Plan periodic checks to ensure the room is being maintained properly and no harm is caused to your property. 

  • Resolve conflicts: 

Address any disputes or conflicts promptly and professionally. The more you delay, the more you ruin your reputation.
