Get a sale deed registered in your name:Now that you have finally caught hold of the owner/legal heirs, ask them to execute a sale deed in your favour.
What if they don’t:At times you find it hard to get your way in such cases then to register this unregistered property in your name, you will have to file a declaratory suit stating that the property belongs to you since your father/ancestors had paid the full consideration, and stamp duty but the seller failed to come to the registrar's office to register the sale deed.
What else can be done?It’s such a tricky slope but if you’ve lived on the property for more than 12 years and no one in the world came to claim their rights to it then you can simply submit an application in the court and prove that you have been living on the property for this long and that it should be case of adverse possession, therefore, ownership rights should be yours.
