Roads that pass through a site in all directions are regarded as being suitable for commercial use.
Make sure there isn't a sewage or waste disposal site close to the property for both commercial and residential uses.
Ensure the plot is level if you are purchasing it for residential use. If the plot contains slopes, those with slopes in the North-East or South-West direction are more likely to give favourable results. Health risks for the family may result from a slope that is in the west direction.
