A list of documents is given to you when you apply for a house loan. A MODT deed is one of those documents. The Memorandum of Deposit of Title Deed is known as MODT. It can be one of the more obscure hidden fees that you pay to the state when you take out a loan. But do you know how to pay modt charges in Telangana? If not, follow the process I shared below.
Steps to Pay MODT Charges in Telangana
Your lender (bank or NBFC) prepares the MODT document, detailing the loan terms and property details. To pay MODT charges, follow these steps:
Buy non-judicial stamp paper of the required value (based on loan amount) from an authorised vendor or online via the Telangana government’s e-Stamping portal (
https://tgregistration.telangana.gov.in
).
Visit the local sub-registrar office where the property is located.
Submit the stamped MODT agreement along with KYC documents, property papers, and loan sanction letter.
The borrower and witnesses must be present for biometric authentication.
Pay the registration fee via Demand Draft (DD), online payment, or cash (if accepted). The office will provide an acknowledgment receipt.
Once processed, the MODT is registered, and the lender retains the original document until loan closure.
