Usually, Form-9/11A is for A Khata, whereas Form-11B is for B Khata. This determines the property’s legal standing, eligibility for loans, building permissions, and tax compliance.

The e-Khata or physical Khata certificate itself will state the type:

  1. If the document says A Khata, the property is fully legal and compliant with BBMP regulations.

  2. If it says B Khata or is listed in the B Register extract, the property has issues with approvals or compliance.

How to Identify A Khata or B Khata Easily?

Property tax receipts and extracts often indicate whether a property is an A Khata or a B Khata. A Khata property tax record will show an entry under the main municipal register with a valid PID and certification. But, B Khata records are listed separately and may show only tax collection status without full legal compliance.

  1. An A Khata property is usually on non-agricultural, legally converted land with all necessary approvals. A B Khata property may lack conversion certificates or be on revenue land or unauthorized layouts.

  2. A Khata properties have sanctioned building plans conforming to local bylaws. B Khata properties often lack sanctioned plans or have deviations from approved plans.

You can search the BBMP property tax or Khata portal by PID or SAS number to check the property status online. Alternatively, visit the local BBMP revenue office with your Khata documents and ask officials to confirm whether it’s an A or a B Khata in their records.
