0 2022-10-27T20:05:42+00:00

Hey pal,

The value of land keeps on appreciating and depreciating according to market trends. I keep an eye on the real estate market as I wish to purchase a property of my own. A friend of mine told me to ask for a copy of the asset valuation certificate from the seller amongst other land documents.

Consult experts at NoBroker to know about property valuation with ease. Purchase a property with NoBroker here and that too without any brokerage.

Now, you must have a very basic question in mind. ‘What is the valuation certificate for property'?

In simple words, it is a legally binding document that certifies that an entry in the Land Values Register is accurate. It is a certificate that identifies the current market value/ worth of the land. Banks ask for land valuation certificates when applying for a loan, especially any loan related to property. The certificate helps them understand the value of the property and disburse the loan amount accordingly.

The certificate is also used for tax purposes i.e. when filing property tax or calculating long-term Capital Gains.

Documents needed:

There are a few documents required for property valuation. You will need your Aadhaar Card, voter’s ID, Proof of property ownership, Encumbrance certificate, Land Tax Details etc. You might need to submit multiple copies of your identity proof.

Here is how you can apply for the certificate :
  • You will need to visit the tahsildar office in the area where the land is located

  • You will need to submit, the concerned authority with their land details.

  • Some of the information asked is survey number, Land Deed, Land Revenue Receipt etc.

  • Fill out the application form with complete details.

  • Once your application is submitted.

  • The authorities will verify the documents.

  • You will need to pay an application fee or charge. The authority will let you know the total charge for the application process.

  • You will be given an acknowledgement receipt once the authorities have processed your application.

  • The acknowledgement receipt can be manual or electronic.

  • The land valuation certificate will be given to you when it's ready.

  • Usually, it takes 15 days for the process to be completed.

If you wish to add any information about the asset valuation certificate, do so below!

We often verbally determine the value of a house without even knowing the facilities, the interior condition, how old it is and more. But it is not the right procedure. Once in our locality, there was a 30 years old house which looked to be in good condition from outside but since we knew everything about it, we knew that it is actually not as good as it looks. The plaster of the interior house had started coming out and the floor was also damaged in several places. To do away with such things, it is important to get the property valuation certificate be it for selling or purchasing a property. It helps an individual to determine the fair market value of a property.

It is very important to know on what basis the valuation of a property is done. It is estimated by finding out the growth and demand in real estate and availability of properties in that area.
