Here’s how to get khata for revenue sites;

  1. Prepare these before applying online or offline: Title deed / Registered sale deed, Tax paid receipts / proof of property tax payment, Encumbrance Certificate (EC), Title deed flow chart and property layout sketch, Betterment charges proof (if applicable), Non-agricultural conversion or other approvals (if required), Any existing B-Khata / revenue records

  2. Visit the BBMP e-Khata portal (e.g.

    /BtoAKhata or e-Khata service section). Fill the application form with property and owner details. Upload scanned documents as required.

  3. Pay fees (processing fee/ betterment charges). After submission, BBMP does verification and inspection. Once approved, the A-Khata / e-Khata certificate is issued.

  4. If your revenue site currently has a B-Khata or is unauthorised, you may need to pay betterment charges, get layout approval, convert agricultural land uses, or apply under a regularisation scheme before BBMP issues an A-Khata.

  5. Getting a Khata for a revenue site (land/plot) means having your property registered in the municipal property tax records so you can pay taxes, get utilities, and complete legal transactions like sale, loan or building approvals.

  6. In Karnataka (especially under Bruhat Bengaluru Mahanagara Palike – BBMP), this involves e-Khata or A-Khata, depending on approval and status of the land.

  7. A Khata is a municipal record that shows your property is in the tax register and linked to your name as the owner or assessed person. Without it, you cannot get building permissions, bank loans, utilities or register the property sale easily.

  8. Revenue sites (converted land, non-BBMP plots, etc.) must first be recognised legally and be eligible for Khata listing. Properties without proper layout approval or non-agricultural conversion may not be issued a standard Khata until regularisation steps are completed.
