How to Get a Khata for Apartment in Bangalore Online?

Today, this is done mainly through the e-Khata (digital Khata) system, replacing old manual Khatas. BBMP issues A-Khata, B-Khata, and digital e-Khata: 

  • A-Khata: fully approved property with all clearances.

  • B-Khata: unapproved layout or missing approvals (still valid).

  • e-Khata: digital version of BBMP property records that corresponds to existing Khata.

The basic steps include;

  • Visit the BBMP e-Aasthi portal (

    ) and search for your property’s draft e-Khata using your ward details, owner name, or property tax application number. You can begin the process from home without visiting BBMP offices.

  • Log in with your mobile & OTP, upload all supporting documents, and submit the application. BBMP will verify records electronically and through internal checks.

  • There is no separate online application fee, only a nominal service charge (around Rs. 40). If this is your first Khata registration (new property), BBMP also charges a fee based on property value (~2% of sale deed value).

Common documents required include:

  • Sale/Registered Deed of the apartment

  • Aadhaar/ID Proof of owner

  • Property Tax Receipt / SAS Application Number

  • Encumbrance Certificate (EC) covering registration period

  • Electricity/Water Bill or BESCOM ID

  • Photographs of property

Once verified, BBMP issues the final e-Khata digitally. You can download the document from the portal or collect certified copies from a BangaloreOne centre/BBMP helpdesk.
