The process is fairly straightforward but requires you to meet certain eligibility criteria and submit required documentation. So, how to get 40 discount on PMC property tax? If your residential property falls under the jurisdiction of the Pune Municipal Corporation (PMC) and you live in it yourself (i.e., it is self-occupied and not rented out), you can avail a substantial 40% rebate on your annual property tax.

First, verify eligibility: 

  • The discount is meant for self-occupied residential properties within the PMC limits. If your property is being rented out, or used commercially, you will not qualify.

  • For properties registered after April 1, 2019, you must actively apply by submitting form PT-3 along with proof of self-occupancy. 

  • Properties registered before that date may automatically get the rebate if they already meet the self-occupancy criteria.

How Can I Avail 40% Property Tax Discount in Pune Municipality?

  • Download the PT-3 form from PMC’s property tax portal or get it from your ward office.

  • Gather supporting documents that prove you are living in the property these include any two of: Voter ID, Passport, Driving Licence, Ration Card, Gas Connection Card or an NOC (No Objection Certificate) from your housing society stating the property is self-occupied.

  • Fill out and submit the form, along with the documents, and pay the nominal fee (for example Rs. 25) to the ward office or tax inspector’s office.

  • Once approved, your next tax bill will reflect the 40% rebate. Verify the discount appears on your bill.

If you fail to submit the application or the documents, your property tax will be assessed at full value without the 40% rebate. Also, any change of occupancy if you begin renting out the property will make you ineligible for the benefit going forward.
