A conveyance deed is a legal document that transfers the ownership of a property from the seller to the buyer. It is also known as a sale deed or a transfer deed. A conveyance deed with full payment means that the buyer has paid the entire consideration amount to the seller and has acquired the complete title and possession of the property.

To draft a conveyance deed with full payment, you will need to follow these steps:

  • First, you will need to prepare a draft of the conveyance deed that contains all the essential details of the transaction, such as the names and addresses of the parties, the description and location of the property, the consideration amount and mode of payment, the date and place of execution, etc.

  • Second, you will need to pay the stamp duty and registration fees for the conveyance deed as per the rates applicable in your state. Stamp duty is a tax levied by the government on the transfer of property and registration is a process of recording the transaction in the official records. You can pay the stamp duty and registration fees online or offline through various modes such as e-stamping, franking, non-judicial stamp paper, etc.

  • Third, you will need to register the conveyance deed at the sub-registrar’s office within whose jurisdiction the property is situated. You will have to present the original conveyance deed along with some supporting documents such as proof of identity and address of both parties, proof of payment of stamp duty and registration fees, development agreement or power of attorney or agreement for sale (if executed by the seller), etc.

  • Fourth, you will need to obtain a certified copy of the registered conveyance deed from the sub-registrar’s office. This will serve as a proof of your ownership and title over the property. You can also get your name mutated in the revenue records and municipal records to reflect your ownership.
