How to Check Land Registration Online?

Land registry records are crucial for real estate transactions because they guarantee transparency and offer legal verification. You can easily verify property ownership and registration details through your state’s official land record or registration portal.

  • Start by visiting your respective State Registration Department website, for example, the Tamil Nadu Registration Department, Maharashtra’s IGR portal, or Delhi’s Revenue Department site.

  • On the portal, look for an option such as ‘View Land Records’, ‘Check Property Registration’, or ‘Encumbrance Certificate’. 

  • You’ll usually need to enter key details, like the district, sub-registrar office, survey number, document number, or property address.

  • Some portals also allow search by the owner’s name. Once submitted, the portal displays ownership details, property type, registration date, and encumbrance status.

  • Finally, make the payment of the required charges.

You can also download an Encumbrance Certificate (EC), which is an official document proving property ownership and that the property is free from legal dues. This certificate is essential when verifying the authenticity of a land transaction.
