Nearly every builder with a project has some complaints against them, and I am planning to buy a verified apartment in Bangalore. So, I researched how to check builder reputation. I found that before purchasing a property, you should investigate a builder's track record and look for online reviews and testimonies, followed by other things. I have listed a few that I found the most useful.

How to Check a Builders Reputation?

  1. Check social media, other websites, and search engines like Google for reviews and testimonials. 

  2. Keep an eye out for comments that are repeated, whether positive or negative. 

  3. Check the builder’s awards and certificates, as these attest to their legitimacy.

  4. If possible, check out articles that discuss the builder, their projects, and any financial or legal concerns. 

  5. For information on the builder's compliance, project specifics, and registration status, visit the state's official RERA website. 

  6. Don’t ever forget to recheck the builder’s project portfolio, history, and experience they may have shared.

  7. Check out their financial records, such as yearly reports and the sources of project funding. 

  8. Visit finished projects to learn about the materials used, construction quality, and other details. 

  9. In case of ready to move in property, ask locals for their opinions on the builder's responsiveness to problems and their entire project experience. 

  10. Assess how quickly the builder responds to questions and how they handle problems. 

  11. Look for transparency in financial dealings, adherence to timelines, and fair customer interactions.

The most important thing is to pay close attention to the builders' compliance with all applicable legislation, including getting environmental permits, No Objection Certificates (NOCs), and other necessary government requirements. I am going to check these things before purchasing.
