  • The goal is to reflect ownership changes in the civic property tax database after a sale, transfer, inheritance, gift, or registered deed.

  • For properties sold or transferred on/after 1 April 2019, a separate e-change of name application may not be required.

  • In many cases, the system auto-triggers the update once the sale deed or transfer document is registered with the Sub-Registrar, and the certificate is made available for download on the MCD portal.

How can I Apply for Property Tax Name Change in Delhi?

If the automatic update didn’t happen, you must apply online by following these steps:

  • Visit the MCD online portal at mcdonline.nic.in.

  • Click on “Online Services.”

  • Go to the “e-Change of Name” or Mutation section. 

  • Now, log in or register with your credentials (usually mobile/OTP). 

  • Fill the e-Change of Name form with property details, UPIC/Property Tax ID, and the new owner’s data.

  • Upload the required documents. Commonly required digital documents include:

    • Registered Sale Deed / Transfer Deed (PDF)

    • Proof of Identity (Aadhaar/PAN)

    • Latest Property Tax Receipt

    • Affidavit / Indemnity Bond (notarised)

    • Death Certificate (if applicable)

  • After attaching documents, pay the prescribed online fee. The charge may varies by property.

  • Finally, submit the application. The portal will generate a token or acknowledgment with which you can track the status.
