When you buy a property within the MBMC area, your name must be updated in the property tax records. This change is officially called a property tax name transfer or mutation. So, how to change name in property tax MBMC;
MBMC does not automatically update property tax records after the sale deed is registered with the Sub-Registrar’s office; you must apply separately with MBMC to change your name.
Visit the MBMC Tax Department or your local Ward Office with all documents. MBMC staff will provide the mutation/name change form.
Prepare and attach: Registered Sale Deed (original + copy), Latest Property Tax Receipt, Identity Proof (Aadhaar/Passport/PAN), Encumbrance Certificate or Title Documents, No Objection Certificate (if applicable)
Hand in the completed form and attachments to the MBMC tax counter at your Ward Office or Tax Division Office. Some documents may be accepted online if MBMC’s digital services are enabled.
Officials will verify your documents and may conduct an inspection of the property. You’ll need to pay the applicable processing fee (varies by property and MBMC rules).
Once approved normally in 2 to 4 weeks MBMC updates its tax database with your name and issues new tax bills/receipts in your name.
