To know how to change name in MCD property tax; 

  1. You must apply for an “e-Change of Name” (also called property mutation) through the official MCD property tax portal or at the municipal office.

  2. This updates the Unique Property Identification Code (UPIC) and tax account to reflect the new owner or taxpayer name for future tax bills

  3. Visit

    mcdonline.nic.in

    , go to the Property Tax / PTR Module, and select the e-Change of Name / Mutation service. Log in or register as a taxpayer.

  4. Input your UPIC or property address to fetch the existing ownership record. Confirm details before proceeding with the application.

  5. Choose the basis of the change typically a registered sale deed, gift deed, inheritance, etc. If the property was sold/registered after April 1, 2019, the system may auto-trigger the name change, and you can download the e-Change certificate with no further stamping.

Commonly required documents include:

  1. Copy of registered sale deed or other transfer instrument (full document)

  2. Latest property tax receipt

  3. Proof of identity and address (Aadhaar/PAN/Passport)

  4. Affidavit on stamp paper (as per MCD format)

  5. Chain of ownership or legal heir documents if applicable

Submit the application and pay any prescribed processing fee online. You will receive an acknowledgement and tracking ID.

MCD officials will verify the documents and may inspect the property. Once approved, your name in the property tax records will be updated, and you can download the mutation / e-Change of Name certificate from the portal.
