How can I Apply for A Khata Certificate Online?

  • To start, visit the official portal of e-Aasthi or Seva Sindhu. 

  • Register now using your mobile number or Aadhaar-based login. 

  • Once logged in, navigate to the “Khata Services” section.

  • You can now select “Khata Registration” or “Khata Transfer,” depending on whether you are applying for a new A Khata or converting from a B Khata.

  • Next, fill out the online application form carefully by entering key details, such as property identification number (PID), owner information, ward number, and property location. Ensure that all information matches your legal documents to avoid rejection.

  • After this, upload the required documents in digital format, including the following:

    • Registered sale deed

    • Latest property tax receipts

    • Encumbrance certificate (EC)

    • Previous Khata (if available)

    • Occupancy certificate

    • Identity proof like Aadhaar or PAN card

  • Once the form is submitted, you will be required to pay the applicable Khata registration or transfer fee online through UPI, net banking, or card payment. The fee may vary, but it is typically calculated as a percentage of the property value or a nominal service charge, depending on the case.

  • After successful payment, an application number is generated, which you can use to track the status online.

The municipal authority (BBMP) will then verify your documents and property details, sometimes including a field inspection. During this stage, a draft e-Khata may be issued for review, allowing you to raise objections if any details are incorrect.
