Here are the steps on how to apply for EC Online in Tamil Nadu:

  • Log in to your registered account, if not registered first you need to register yourself on the website.

  • Once registered you can see many options on the home.

  • Go to the ‘E-Services’ option

  • Click on the ENCUMBRANCE

    CERTIFICATE option.

  •  Fill in your property details:

    Zone,

    District

  • Mention sub-registrar office details

  • Property details:

    Plot no, flat no, door no, ward, block, boundary details, extent, and build-up area.

  • Fill the survey number of your property.
  • Enter captcha code.

  • Now click on search and revise all the details you have mentioned before moving forward.

  • Once every detail in on place click on apply for EC

  • Now you will be directed to a new window where you need to provide your basic details:

    Enter your name, contact details and save them.
  • Once you have filled in the above details proceed to pay.

  • You can pay through Gpay, Phonepe, Net banking

  • It is advisable to keep the printed copy or screenshot of your payment transaction.

In Tamil Nadu, securing an Encumbrance Certificate (also known locally as the Villangam certificate) is a seamless process. So, how apply EC online? It can be applied through the state’s digital platform, TNREGINET.

How to Apply for EC Online in Tamilnadu?

This portal is the authoritative service for property-related affairs, including EC applications, eliminating the need to visit sub-registrar offices in person. 

  • To begin, you must register as a new user on TNREGINET (

    https://tnreginet.gov.in/portal/

    ).

  • Select "Citizen" as the user type, provide your personal details name, email, Aadhaar or PAN, date of birth and complete OTP verification and email activation to activate your account.

  • Once logged in, navigate to “Online Services” → “Encumbrance Certificate → Search and Apply EC.” 

  • Here, you will enter specific property details such as zone, district, sub-registrar office (SRO), village, survey number, subdivision and plot number, and any house or flat details as applicable.

The portal then retrieves related property documents for you to verify; after confirming their accuracy, proceed to apply online, providing your name and contact details.

An online fee payment is required to complete the application. The charges generally include a nominal application fee of Rs. 1, along with computerized search fees (Rs. 100) and other search fees often Rs. 15 for the first year and Rs. 5 for each additional year.

Once payment is successful, your EC is usually generated immediately and can be viewed or downloaded through the “Request List” or “E-Services” section; you'll also receive SMS updates.

and by following the instructions mentioned above by Charu Grover. In addition, I went to the TNREGINET official portal and selected View EC for online EC download Tamil Nadu. I have shared the detailed steps below for your reference.

How to Download Encumbrance Certificate TamilNadu?

An encumbrance certificate is an official record that certifies a property is free from various financial and legal obligations. EC online download TamilNadu is a quick and easy method to get this necessary document. You just need to follow the below steps:

  • Visit the

    TNREGINET website

    of the Inspector General of Registration (IGRS) in Tamil Nadu.

  • Scroll your cursor over E-Services tab.

  • Click on the Encumbrance Certificate.

  • Now, tap on “View EC” button.

  • Select your zone, district and Sub Registrar Office from the specified field.

  • Mention the EC Start Date and EC End Date.

  • Now, choose your village and input the survey number and subdivision number.

  • Tap on the Add button.

  • Scroll down and mention the code as displayed on your screen.

  • Finally, click on the Search button to view and download the EC certificate.

I downloaded my EC certificate by following the above instructions. Moreover, my neighbour recently told me that I could obtain my EC certificate directly from NoBroker.
