Summary
To apply for B Khata in Bangalore, visit the BBMP e-Aasthi portal or Seva Sindhu and apply for a new B-to-A Khata conversion. Register yourself, fill out the required details, upload documents, like the sale deed, EC, tax receipts, and ID proof, then pay the application fee. You can also apply offline at the BBMP ward office or BangaloreOne centre. After verification, BBMP issues a new Khata within 15–30 days.

To know how to apply B Khata in Bangalore (Bruhat Bengaluru Mahanagara Palike), you have to visit the BBMP e-Aasthi portal or Seva Sindhu and apply for a new B-to-A Khata conversion. You can apply for a new Khata if your property is located within the BBMP jurisdiction and has a registered sale deed (title deed), even if it lacks all statutory approvals (e.g., layout approval, occupancy certificate). B Khata is often issued for properties in layouts without full planning sanctions.

  1. Before applying for B Khata, collect scanned or physical copies of important documents. The following documentation shows ownership and prior tax compliance:

  2. Registered sale deed/title deed

  3. Encumbrance Certificate (EC)

  4. Latest property tax paid receipts

  5. Proof of identity (Aadhaar/ID)

  6. Khata extract or previous tax/record evidence

  7. Now, visit

    bbmpeaasthi.karnataka.gov.in

  8. Click on e-Khata followed by New Khata.

  9. Log in with your registered mobile number and get it verified by entering the OTP you received.

  10. Start filling out the online form. Enter all the required details.

  11. After that, attach all the requested documents and pay the application charge.

  12. Finally, click Submit.

Alternatively, you can request the B Khata application form from your ward’s BBMP revenue office or a BangaloreOne centre, fill it out, and submit it. Get an acknowledgement receipt with a reference number.

There’s usually a nominal fee (e.g., around Rs 100 for a B Khata application). You must confirm the exact fee at submission time. BBMP will verify your property details and tax records. On successful verification, your Khata extract or certificate is issued, typically within 15 to 30 working days.

It is always best to get it converted to A Khata properties because B Khata is regularised in tax records, but does not fully comply with building bylaws or planning norms.
