Recently, I researched how much extra area get in redevelopment in Mumbai. The residential flat owners are legally entitled to a minimum 35% increase in carpet area over their existing flat’s size. It is subject to a floor of 405 sq ft carpet area for 1 BHK units even if the original flat was smaller, say 300 sq ft, ensuring modern livable space.

How much Area do We Get in Redevelopment in Mumbai?

For instance, a 500 sq ft carpet flat would receive 500 + (35% of 500) = 675 sq ft in the new development, and smaller units under 300 sq ft are uplifted to at least 405 sq ft.

  • Calculations include balcony space and other covered projections as per updated Development Control Rules (DCR), making the real base area slightly larger.

  • Beyond this 35% minimum, builders often offer additional ("fungible") FSI, depending on plot size, redevelopment incentives, and negotiated terms.

  • In self-redevelopment, societies sometimes reap up to 60% extra area as they retain the full benefit of fungible FSI without a developer’s share.
