However, real estate investments demand a substantial amount of money upfront to submit a deposit. As a real estate investor, I can tell you how much deposit required for investment property​​ in India. The minimum deposit or down payment required is 10% of the property value.

What Factors Influence the Required Down Payment for Investment Properties?

  1. Type of property

    you are interested in for investment. Deposit requirements for commercial properties are different from those for residential homes. For commercial, they may ask you to pay 25% to 30% as a down payment.

    lender

    you are thinking about using to get a loan. Loan-to-value (LTV) ratios and deposit requirements vary among banks and financial institutions. Some might give a first-time buyer or a salaried person a greater LTV.

  3. The

    type of loan

    you are planning to take. Compared to standard residential mortgages, buy-to-let mortgages for investment properties typically require larger deposits.

When I invested in a residential property, lenders required a 15% down payment, with a minimum of 5% in savings. I had a large deposit, a solid credit history, and an easily marketable investment property, so I was eligible for a 90% investment loan.
