I had the same query two years back and got it answered by my brother with a simple formula. 1 acre means 40 guntas.
1 gunta = 33’*33’*40= 43560 sq ft
In 1 acre, we can make 20 to 22 plots of 30’*40’
30’*40*22 plots= 26400 sq ft
And the rest which is 43560-26400=17160 sq ft
This area is left for the drain, parks, club house and more.
