A Special Power of Attorney (SPA) given for a particular purpose (like selling a property or representing in court) becomes invalid once that specific purpose is completed.
If the document explicitly mentions a validity period (for example, “valid till 31 December 2027”), then the PoA automatically expires on that date unless renewed through a fresh deed.
POA ends automatically in these situations:
Death or mental incapacity of the principal (unless the PoA was meant to be “durable,” which has limited recognition under Indian law).
Formal revocation by the principal via a revocation deed.
If the SPA’s specific task is completed, e.g., property sold or court case over, the PoA is no longer valid.
