How Long Does a Landlord Have to Respond to a Maintenance Request?

For non-emergency requests, a landlord should reply to a maintenance request within 24 hours. For urgent problems, they should do so right away. When a roof starts leaking in a rented premises, the landlord’s duty to fix it falls under the broader responsibility of maintaining the structural integrity of the property.

  • The major structural repairs, such as roofing, walls, and foundational integrity, are typically the landlord’s obligation under the rent regulatory framework.
