Buying a home is a dream of most of the people. While it can seem interesting to buy a property, it becomes a tedious task once you start the process. Here are a few things that you can make a checklist of:
a. Verification of title and ownership of the seller - Verify documents like Title documents, nature of the title, Khata registration and all the other original documents.
b. Verify the identity of the seller - Verifying the identity of the seller is as important as verifying property documents. This includes the status of residence and nationality, the reputation of the seller, any legal cases related to real estate and so on.
c. Conversion and land-use permissions - Check whether the property is NA type. Also check is the land is free to use and has no legal issues. Also check the property is in accordance with the Town Planning Authority.
d. Occupancy certificate - This is a must. Check for the OC as it exposes the buyer to penalty under the applicable building by-laws, besides the risk of the demolition of the property, if any.
e. RERA Compliant - It is now mandatory for all the sellers to be registered under the act of RERA (Regulation and Development), 2016. Check if the project is RERA compliant.
