Selling an SRA flat in Mumbai after the mandatory 5-year lock-in is allowed only with SRA’s approval, because the property remains restricted until SRA formally permits the transfer. After 5 years, the owner must apply for SRA Transfer Permission or NOC, submit required documents and get the GRN (Government Receipt Number) generated after payment of SRA transfer fees.

Required documents typically include allotment/ownership letter, Appendix-2 copy, society share certificate, Aadhaar/PAN, electricity bill, sale deed draft and society NOC. The buyer and seller must register the final sale deed with IGR once SRA issues approval.
