Khata is a legal document with all the details about the property and its owner. The details included in khata are owner's name, property size, property location, area, built-up area, etc. the computerized records of the property and owner are maintained in e-khata in the Bangalore city by Bruhat Bengaluru Mahanagara Palike (BBMP).  Now the question arises, how to get e khata online?

It’s simple. Applying for e-khata transfers online is easy, you can do it using the SAKALA services and submitting the required documents. Once you submit the form , SAKALA authorities will generate an acknowledgment number from which you can track your application status with it.

You can download e-khata certificates online by following an easy process. The e khata documents are available on the official website of BBMP or e-swathu. You will need to enter relevant details and download the certificate online.

An e-Khata is the digital version of the traditional property Khata maintained by the municipal or local authority (like BBMP in Bengaluru). It legally records your property ownership and tax details online, and is now mandatory for property transactions, building approvals, and loans in many Karnataka cities. How to Get e-Khata Online in Karnataka?

  • Make sure that the local municipal corporation has a valid registration for your property. e-Khata is not available to properties that are not legally registered.

  • Visit the official E-Aasthi portal at

    https://bbmpeaasthi.karnataka.gov.in/

  • Tap on “Login.” Enter your mobile number. Solve the captcha. Receive OTP and verify. This logs you into your e-Aasthi account.

  • If a draft e-Khata already exists, search by:

    • Property owner name

    • SAS property tax application number

    • Ward details

  • To convert the draft into the final e-Khata, upload:

    • Registered sale deed (or deed number)

    • Aadhaar eKYC

    • Property photo + GPS/location

    • Property Tax Application Number / SAS number

    • Encumbrance Certificate (EC), if needed for sale/transfer

  • Submit your application online. Complete Aadhaar eKYC. The system verifies automatically or sends for manual review if needed.

After approval, the final digitally signed e-Khata PDF is available for download. You will likely get an SMS or email notification. In most cases, this can be done without visiting offices. I hope you get an idea of the step-by-step process to get e-Khata.
