A home loan balance transfer is good or bad, it depends on your circumstances. If a new lender offers a lower interest rate than your current one, transferring the outstanding loan balance can significantly reduce the total interest paid over the loan’s remaining tenure.

  • With reduced interest rates, your monthly payment (EMI) goes down, giving you more breathing space for savings or other expenses.

  • A balance transfer often gives you a chance to renegotiate repayment terms. You may extend or shorten the loan tenure, choose better prepayment/foreclosure terms, or pick a structure that suits your finances.

  • Some lenders, when you transfer, allow a “top-up loan,” giving additional funds, often at a favourable interest rate. It is good for home renovation, education, or other needs.

  • If your current lender’s services are poor (delays, lack of flexibility, etc.), switching to a more responsive lender can improve your loan servicing experience.

Cons of Home Loan Balance Transfer

The main issue is that balance transfer isn’t free. Processing fees, legal or documentation charges, loan-closure costs, and other administrative expenses can add up. Sometimes these costs offset the savings from lower interest rates.

  • If you have only a few years left on your loan, the interest component is lower, and savings from reduced rates are minimal, transferring may not be financially beneficial.
