Getting an Encumbrance Certificate is important to check if there are any charges on the property and show that the owner is clear of any legal liabilities. The EC for property registration can be obtained online as well as offline.
Procedure of acquiring an Encumbrance Certificate offline:
- Visit the office of sub-registrar wherein the property is registered.
- Fill out Form 22 with the details about the owner and the property.
- Pay and Submit Form 22 at the sub-registrar office.
- Visit the respective state’s official land registration site and fill out Form 22.
- Attach Form 22 with Rs. 2 stamp paper with details of the property and ownership.
- Pay the fees and wait for the police verification of the transaction.
