Hey there, I have read your question and want to offer some advice. If you and your wife do not have any sort of loan or mortgage over the property. It will be quite easy to get her name removed from the Property Agreement. Your wife could execute a relinquish deed. It would make you 100% of the owner of the said property. (She will be relinquishing her rights over the property).
Process of deleting a co-owner from The Property Agreement? You and your wife will have to visit the nearest sub-registrar office in the area where the property is situated. Your wife will be signing a relinquishment deed over the property. This document will be signed and be legally valid. Once that is done you can get the Katha transferred in your name. The property transaction is taking place between husband and wife. Hence, fixed stamp duty will have to be paid to complete the process.
I hope my answer helps.
