Under the Pagdi system, tenants have some rights over the property but not over the land. The tenants can even sell the property or sub-let the premises, by giving a share to the owner.
Usually, when the pagdi tenant dies, the tenancy rights get transferred to the legal heirs who were staying in the property when the tenant died, by requesting the landlord to issue the new rent receipts in the heirs’ names.
