The conversion deed from leasehold to freehold process in India is structured, document-driven, and conducted through the concerned development authority (like DDA, CIDCO, MHADA, etc.). How can I Convert Conversion Deed from Leasehold to Freehold?

  • You must first check eligibility. The property should have no legal disputes, all dues, like ground rent and property tax, must be cleared, and the lease conditions should allow conversion.

  • Next, you need to submit an application form along with the required documents. It typically includes the lease deed or allotment letter, possession letter, identity proof (Aadhaar/PAN), address proof, photographs, property tax receipts, no-dues certificate, and an affidavit stating that the property is not under litigation.

  • In some cases, additional documents, like an indemnity bond or power of attorney, may be required.

  • After submission, the authority will verify documents and may conduct a physical inspection of the property. It confirms ownership and checks for violations or encroachments. If any discrepancy or pending dues are found, you must resolve them before proceeding.

  • Once everything is cleared, the authority calculates and asks you to pay conversion charges. The charge depends on factors like location, plot size, and government circle rate.

  • Once payment is made and approved, the authority issues a Conveyance Deed (freehold deed). This document legally transfers ownership from the government authority to you.

  • You must then pay stamp duty and register this deed at the Sub-Registrar's office, after which your property officially becomes freehold.

Can you change leasehold to freehold? Yes, you can. 

Can you do it online? I don’t think so.

You will have to visit the registrar office to get information about the complete process. But I can tell you what you should be prepared with. You will need to prove your possession of the property. Show allotment letter, electricity bill, property tax receipt, etc.

Apart from this, you must submit the following documents: 

  • NOC from housing society (if applicable)

  • Clearance from all the pending dues and legal charges

  • PoA if the original possessor of allotment letter has died

You will have to pay the conversion charges too so be ready.
