Hi Mani,
As per the Real Estate Regulatory Authority (RERA), builders cannot sell or allot stilt (covered) or open parking spots to anyone. It is because parking is part of the basic amenities the housing society provides. It is, therefore, illegal for builders to charge buyers for parking too.
But if the builder has agreed to mention it in the sale document it is absolutely right. Also if he has provided the same on the builder letter it is entirely valid.
Also in case if later refuses to do so you can file a complaint under the RERA act.

Car parking is allotted to the owner by builder agreement form. Is this legal?
