Can we buy a Patta land that is near area and hence cannot get DTCP approval? Can we use it as agricultural land and build a farm house in that? What are the disadvantages in buying such land? Please advise

Getting the approval of DTCP is an important task as there are certain risks that can emerge during the registration process. To carry out any construction activity, you will need permission from the Department of Town and Country Planning (DTCP). According to the rules, you cannot build a house on agricultural land even if land may be owned by you.

For the construction of a farmhouse, you will have to convert agricultural land into residential.
