I came across this query several times from tenants, can landlord force you to sign new lease? So, as I mentioned in my earlier answer, legally, a landlord cannot force a renter to sign a new lease. However, before the current lease expires, a landlord may offer a new lease with alternative terms (such as higher rent).

Can a Landlord Force You to Sign a New Lease? 

A landlord cannot legally force a tenant to sign a new lease agreement, especially if the existing rental agreement is still valid and the tenant has not violated any terms.

  1. Once the original lease term expires (typically 11 months), the landlords have the right to either renew the agreement with new terms. They can also ask the tenant to vacate the premises, provided due notice is given as per the existing agreement or under the applicable state rental laws.

  2. If a landlord proposes a new lease with revised terms, such as increased rent, reduced notice period, or additional conditions, the tenant has the choice to accept, negotiate, or decline.

  3. In case the tenant refuses and the original lease has expired, the landlord chooses not to extend the tenancy but must follow the legal eviction process.

A landlord cannot use intimidation, force, or illegal tactics to make a tenant sign a new lease. Doing so could be challenged in a rent control court or civil court.
